Quick answer
Termite control in Candolim starts with an inspection to find where termites enter and confirm the problem is not wood borer. Our Goa branch in Chimbel then recommends one of three treatments: a soil barrier for new construction, drill-fill-seal for an occupied building, or treatment of the affected woodwork. We cover Candolim, Sinquerim and Nerul, and add advice on fixing damp and cracks so termites have fewer ways back in.
Key points
- Our Goa branch in Chimbel covers Candolim, including Sinquerim and Nerul.
- New buildings receive pre-construction soil treatment; occupied buildings receive post-construction drill-fill-seal; damaged woodwork can be treated separately.
- Fine powder from small round holes in furniture usually indicates wood borer, not termites.
- Efficacy Pest Control is licensed by the Directorate of Agriculture, Goa, and uses CIB&RC-registered products.
- Service reports are shared after visits, and food businesses can receive HACCP/FSSAI-aligned documentation.
Termite control in Candolim starts with finding where the termites are coming from, not just where you can see them. Our Goa team inspects the property and confirms whether the problem is termites or wood borer. We then recommend one of three approaches: a soil barrier for new construction, drill-fill-seal treatment for an existing building, or treatment of the affected wood.
This page explains how that works for the homes, villas, apartments and hospitality properties of Candolim, Sinquerim and Nerul.
What kinds of Candolim properties do termites affect?
Candolim sits on the coast between Calangute and Sinquerim, with Nerul on its inland side. Its buildings vary widely:
- older Goan houses with timber roof frames, wooden ceilings and carved doors;
- newer villas and apartment blocks;
- guesthouses, hotels, restaurants and shops along the main road.
Each type brings a slightly different termite risk.
- Older Goan houses: Timber rafters, wooden false ceilings, window frames and built-in cupboards give termites plenty to feed on. Fine cracks in old laterite or plastered walls give them hidden routes to travel.
- Villas and holiday homes: Properties that stay closed for weeks or months, especially through the monsoon, can build up termite activity unnoticed. Often the first sign is a cupboard or door frame that suddenly gives way.
- Apartments: Termites often enter through ground-floor slabs, expansion joints and service ducts. A problem in one flat may point to an entry route that affects the whole building.
- Hotels, guesthouses and restaurants: Wooden furniture, panelling, stores and back-of-house areas need treatment that can be scheduled around guests and kitchen work.
Goa's humid coastal climate and very heavy south-west monsoon keep soil and masonry damp for long periods. Leaking roofs, blocked gutters and damp walls make it easier for subterranean termites to reach timber. That is why we check for moisture at every inspection.
Is it termites, or something else?
Termites and wood borer both damage wood, but they need different treatment. These signs point to termites:
- Mud tubes: pencil-thin tunnels of soil on walls, skirting, door frames or foundations. These are a clear sign of subterranean termites.
- Hollow or soft wood: door frames, skirting boards or cupboard bases that sound hollow or give way when pressed.
- Discarded wings: small piles of wings near windows or lights. These often appear around the first monsoon showers, when winged termites swarm to start new colonies.
- Sticking doors and windows: frames that warp as termites hollow them out and moisture gets in.
- Small dry pellets: tiny, grainy droppings below wooden items. These can point to drywood termites, which live inside the wood itself.
Fine, flour-like powder falling from small round holes in furniture usually means wood borer beetles, not termites. If that matches what you see, our page on wood borer treatment in Candolim covers that problem. If you are unsure, an inspection will settle it.
Which termite treatment does your building need?
Most termite damage to buildings in India comes from subterranean termites, which nest in soil and travel up into the structure. Treatment is built around blocking that route. The right method depends on the stage of the building.
| Situation | What the treatment involves | Typical Candolim use |
|---|---|---|
| New construction or extension | Pre-construction soil treatment: treating the soil at foundations, plinth and under the floor before it is laid, to create a treated barrier | New villas, extensions, rebuilt older houses |
| Occupied building | Post-construction drill-fill-seal: drilling small holes at floor–wall junctions and other entry points, filling them with termiticide, then sealing them | Lived-in homes, apartments, running hotels and shops |
| Infested woodwork | Treatment of affected doors, frames, furniture and roof timber, with replacement advised where wood is too weak to save | Older houses, heirloom and antique furniture |
Both soil methods follow the approach set out in Indian Standard IS 6313: Part 2 covers pre-construction treatment and Part 3 covers post-construction treatment. You can read more about pre-construction anti-termite treatment in Goa and post-construction termite treatment in Goa.
What happens during treatment in an occupied home or hotel?
- Inspection: We check walls, floors, wooden fittings, roof timber, garden beds next to the building and any damp areas. We note where we find activity and entry points.
- Diagnosis and plan: We confirm the pest and explain what we found in plain terms. You then receive a quotation that lists the areas to be treated.
- Preparation: You clear access along walls and around affected woodwork, and put away food and utensils near the work zone. Children and pets should stay away. In hotels, we agree in advance which rooms or areas can be closed at a time.
- Treatment: We drill, fill and seal along the agreed lines, and treat wood where needed. A member of your household or staff should be present while our technicians work.
- Prevention advice: As part of our Integrated Pest Management approach, we point out problems that make re-entry easier, such as leaks, damp walls, cracks and wood touching soil.
- Report: We share a service report after the visit, along with WhatsApp updates, so you have a record of what was treated and where.
For hotels, guesthouses and restaurants, we can prepare documentation aligned with HACCP and FSSAI audit expectations.
How do we keep treatment safe?
Efficacy Pest Control is a licensed pest control operator with the Directorate of Agriculture, Goa, and we use CIB&RC-registered products. We keep Material Safety Data Sheets for the products we use, and our technicians apply them according to label directions. After a treatment, please:
- keep children and pets out of treated areas until surfaces are dry, or for as long as the technician advises;
- open windows and ventilate the rooms;
- wash your hands after touching any treated surface;
- avoid washing or mopping treated floor edges until the technician says it is fine to do so;
- see a doctor if anyone feels unwell after the treatment.
What affects the cost?
Termite work varies too much between properties for a standard rate. Your quotation depends on:
- the built-up area and the length of wall and floor junctions to be treated;
- whether the work is pre-construction, post-construction or wood treatment;
- how much timber is involved, especially roof frames and ceilings in older houses;
- how widespread the termite activity is;
- any documentation a business needs for audits.
Payment is as per the quotation or invoice. Where a warranty applies, it covers the treated area for that specific service, as set out in your service agreement. It does not cover later structural changes, new construction, or cases where the post-service instructions were not followed.

Frequently asked questions
QDo we need to move out of our Candolim home during post-construction termite treatment?
Usually not. Drill-fill-seal work is done room by room, and you only need to keep away from the area being treated. Children and pets should stay out of treated rooms until surfaces are dry or for as long as the technician advises. Open windows afterwards. An adult from the household should be present while technicians work, so you can show them problem spots and agree the treatment lines.
QWill drilling leave visible marks on my floor tiles?
Small holes are drilled at intervals along floor–wall junctions and other entry points, then filled and sealed. On plain cement or tiled floors the sealed holes are small, but they may still be noticeable on close inspection. If you have decorative tiles or old flooring you want to protect, tell us during the inspection so we can agree the drilling lines with you before work begins.
QOur holiday home in Candolim stays closed for months. How should we handle termites?
Closed homes are worth inspecting soon after the monsoon, when damp walls and roofs have had months to encourage termite activity. You can arrange the visit through a caretaker or family member, who should stay on site while technicians work. Fixing roof leaks and clearing wood or debris stored against outer walls before you leave also reduces the risk while the house is empty.
QCan you treat old Goan furniture and roof timber without replacing it?
Often, yes. We first check whether the damage comes from termites or wood borer, and how sound the wood still is. Furniture, doors and roof timber with active infestation can be treated. Where wood has been hollowed out too far to carry weight or hold together, we will advise you to have a carpenter repair or replace it before or alongside treatment.
QCan termites come back after treatment?
They can, particularly if damp walls, roof leaks or cracks remain, or if termites arrive from a neighbouring plot. That is why every visit includes prevention advice. For specific services, a warranty covers the treated area as set out in your service agreement. It excludes later structural changes, new construction, or cases where post-service instructions were not followed.
QHow do you handle termite treatment in a hotel or guesthouse that is open?
We agree a schedule that closes only certain rooms, stores or back-of-house areas at a time, so guests are not disturbed. Treated areas stay out of use until they are dry or for as long as the technician advises. After the visit we share a service report. For food areas, we can prepare documentation aligned with HACCP and FSSAI audit expectations.
