Efficacy Pest Control provides termite control in Calangute, Goa, from our Goa branch in Chimbel. We treat termites in occupied homes, villas, guesthouses, hotels, restaurants and shops. We also carry out pre-construction soil treatment for new buildings and extensions. Every job starts with an inspection, so the treatment targets where the termites are actually coming from.

This page explains what that means for Calangute properties in particular, from the beach belt and the Baga Road side to inland vaddos such as Gaura Vaddo and Naika Vaddo. It also covers how to plan the work around the tourist season and the monsoon.

Why do Calangute properties attract termites?

The termites that cause most structural damage in Goa live in the soil and need moisture to survive. Goa's very heavy south-west monsoon and humid coastal air give them that for much of the year. They enter buildings through cracks in floors, gaps around pipes and expansion joints. Much of this activity stays hidden behind skirting, cupboards and wall panelling.

A few features of Calangute make termite problems easier to miss:

  • Homes that stand empty. Many holiday homes and rental flats stay locked for months, especially through the monsoon. Termites can work undisturbed, and the damage is often found only when the owner returns or a tenant moves in.
  • A lot of woodwork. Wooden beds, wardrobes, door frames and panelling in guest rooms are exactly what termites feed on.
  • Gardens and landscaping. Lawns, planters, stacked timber and old stumps close to walls can support termite activity right next to the building.
  • Frequent renovation. Extensions, new rooms and refurbishments are common. A new structure joined to an old one creates fresh gaps unless the soil is treated.

If you are not sure what you are seeing, our guide to termite warning signs in Goan homes explains the main signs. These include mud tubes, discarded wings and hollow-sounding wood. The guide also explains how to tell termite damage from wood borer damage.

How do we treat termites in an occupied home or guesthouse?

For buildings already in use, we use post-construction treatment, often called drill-fill-seal. The aim is to create a treated zone in the soil beneath and around the building so termites cannot reach the structure. Infested woodwork is treated as well. Our page on post-construction termite treatment describes the method in more detail.

  1. Inspection. A technician checks woodwork, floor-wall joints, damp areas, the garden edge and any other spaces you can give access to. We note mud tubes, live termites, damaged wood and sources of moisture.
  2. A clear plan. We explain which rooms need treatment and what the work involves. We also tell you roughly how long it will take and how to prepare.
  3. Drilling and filling. Small holes are drilled at intervals along floor-wall junctions and other entry points. A registered termiticide is then injected into the soil below.
  4. Sealing. The holes are closed so the floor can be used normally again.
  5. Wood treatment. Affected doors, frames and furniture are treated. We point out any badly damaged wood that needs repair or replacement.
  6. Report and advice. You receive a service report after the visit. We also give practical advice on moisture, garden edges and storage to help keep termites away.

Before the visit, move furniture away from walls, empty cupboards that stand against them and arrange access to every room. Our checklist on how to prepare your home for termite drilling treatment covers this step by step.

Building or extending in Calangute?

You may be building a new villa, adding rooms to a guesthouse or extending a family home. In each case, the most effective time to protect the building is before the floor is laid. Pre-construction treatment applies to the soil of the foundation and plinth area at set stages of construction. It follows the approach described in the Indian Standard IS 6313 (Part 2).

Timing matters, so involve us while the foundation work is being planned, not after concreting has started. Our page on pre-construction anti-termite treatment in Goa explains the stages. If you are buying a property rather than building one, read our guide to termite inspection before buying property in Goa before you commit.

When should you schedule termite treatment in Calangute?

In Goa's climate, termites can be active through the year. Treatment can therefore go ahead in any season once activity is found. Planning still helps, particularly for businesses and for owners who live elsewhere:

  • Guesthouses, hotels and rentals: book the work for quieter weeks. It is then easier to empty rooms and move furniture without disturbing guests.
  • Holiday homes left empty over the monsoon: an inspection before you lock up, or soon after you return, catches problems early. Winged termites gathering near lights around the start of the rains are a common reason to call.
  • Renovations: treat before new flooring, panelling or built-in furniture goes in, not after.

A representative of the owner needs to be present during the service. If you live outside Goa, ask a caretaker or family member to be at the property.

What affects the cost of termite control?

Termite work varies widely, so we give a quotation after the inspection rather than a fixed price. The main factors are:

  • the area to be treated and the layout of the rooms;
  • how widespread the activity is, and whether it has returned after an earlier treatment;
  • how much woodwork needs treating;
  • whether the job is pre-construction (planned by area and building stage) or post-construction.

Payment is as per the quotation or invoice. We accept cash, UPI, card, net banking and bank transfer.

Safety, records and warranty

We are a licensed pest control operator with the Directorate of Agriculture, Goa, and we use CIB&RC-registered products. Our approach follows Integrated Pest Management: inspection, advice on moisture and proofing, and targeted treatment rather than blanket spraying. We maintain Material Safety Data Sheets for the products we use.

Keep children and pets away from treated areas until they are dry, or for as long as the technician advises. Open windows to ventilate the rooms, and wash your hands after touching treated surfaces. If anyone feels unwell, see a doctor.

After each visit we share a service report, and clients receive updates on WhatsApp. This is useful if you manage a Calangute property from elsewhere. For specific termite services, a warranty applies to the treated area, as set out in your service agreement. It does not cover structural changes, new construction, or cases where the post-service instructions were not followed.

Frequently asked questions

QCan you treat a guesthouse in Calangute while guests are staying?

Often, yes, if the work is planned in phases. After the inspection we can plan the treatment room by room or block by block. The rooms being treated must be empty, with furniture moved away from the walls. They can be used again once the technician confirms it is safe to do so. Quieter weeks make this much easier, so share your booking pattern with us when you request an inspection.

QMy Calangute home is empty most of the year. Does someone need to be there?

Yes. A representative of the owner needs to accompany our technicians during the service. A caretaker, neighbour or family member is fine. We share a service report after the visit, and WhatsApp updates keep you informed if you are outside Goa. If plans change, please tell us at least 48 hours before the scheduled service, because a late-cancellation fee may apply.

QWill drilling damage my floor tiles?

The holes are small and are usually made along floor-wall junctions and at likely entry points. They are sealed after the treatment is injected. On some tiles, marble or natural stone, a sealed spot may remain faintly visible. During the inspection we can show you where the holes will go, so you can raise any concerns about expensive or decorative flooring before the work starts.

QAre termites in my garden a risk to the house?

They can be. Soil-dwelling termites in lawns, planters, old stumps or stacked timber near the walls can move into the building through small gaps. Keep firewood, building material and garden debris away from external walls, and fix leaking taps and blocked drains that keep the soil damp. If there is activity in the garden, we can advise whether it needs treatment as well as the building itself.

QHow do I know if it is termites or wood borer?

Termites usually leave mud tubes on walls and woodwork that is hollow or packed with soil inside. Wood borer beetles leave small round exit holes and fine, powdery dust below the affected furniture or frames. The two pests need different treatments, so an inspection is the reliable way to tell them apart. Our Goa branch treats both.

QHow soon can we use the rooms again after treatment?

It depends on the product used and the area treated, and the technician will tell you on the day. As a general rule, keep children and pets away from treated surfaces until they are dry or for the advised time. Ventilate the rooms and wash your hands after touching treated areas. If anyone feels unwell, see a doctor.

QMy property is just outside Calangute. Can you still help?

Our company records list Calangute, along with nearby Candolim and Baga, among the Goa areas we cover. Some neighbouring villages have not yet been confirmed. If your property is outside Calangute, share the exact location with our Goa branch in Chimbel. We will confirm whether we can arrange an inspection there.
