Annual Maintenance Contracts (AMC) for Pest Control: Scheduled Visits and Service Reports

An annual maintenance contract (AMC) for pest control is a year-long agreement for scheduled visits with a service report after each one. Visits are often monthly or quarterly, depending on the pests and the premises. It suits homes with recurring pests, housing societies, restaurants, hotels, offices and warehouses. It starts with an inspection, followed by a written scope listing the pests covered, areas, frequency and reporting.

Key points

  • A pest control AMC is a year-long agreement for scheduled visits with a service report after each visit.
  • Scheduled visits are typically weekly, monthly or quarterly, depending on the pest, the premises and the level of activity.
  • Every AMC starts with an inspection, followed by a written scope listing the pests covered, the areas, the visit frequency and a quotation.
  • In Goa, service reports and proof of service are shared after each visit, and food businesses receive documentation aligned with HACCP and FSSAI audit expectations.
  • Visits can be cancelled or rescheduled with at least 48 hours' notice; a late-cancellation fee may apply.

An annual maintenance contract (AMC) for pest control replaces one-off, reactive treatments with a planned programme. You get scheduled visits through the year, the same agreed scope each time, and a record of what was done. This page explains who annual maintenance contracts suit, how visit frequency is decided, what the reports show and how to start. Availability differs by branch, so please check availability for your branch before booking.

What does a pest control AMC include?

Every AMC follows our Integrated Pest Management (IPM) approach. We inspect first, then give sanitation and proofing advice, then treat where it is actually needed. A good maintenance visit is targeted. It is not a routine of spraying every surface every time.

A typical contract sets out:

  • Pests covered: for example cockroaches, ants, rodents, mosquitoes or general crawling insects such as spiders and silverfish.
  • Areas covered: kitchens, bathrooms, drains, stores, common areas, outdoor perimeters or staff accommodation.
  • Visit frequency and the length of the contract.
  • What is checked and recorded at each visit.
  • Your responsibilities: preparing the premises, giving access and following post-service instructions.
  • Warranty terms, where they apply to specific services.

Some work is usually quoted separately because it is a one-time or specialised job. Examples include post-construction anti-termite treatment (drill-fill-seal), fumigation and bird netting. If you need any of these, ask whether periodic inspection can be added to your contract.

Who needs an annual maintenance contract?

An AMC makes sense when pests are a recurring risk rather than a one-time event. If you are unsure, our guide on choosing between an AMC and one-time pest control walks through the decision.

  • Homes and flats where cockroaches, ants or other crawling insects keep coming back. This is common in older buildings, ground-floor flats and homes close to gardens or drains. See our residential pest control page for what a home programme covers.
  • Housing societies, where drains, garbage rooms, basements and terraces are shared. Problems in common areas spread to individual flats.
  • Restaurants, cafés, cloud kitchens and food manufacturers. FSSAI Schedule 4 hygiene requirements expect food businesses to control pests, and HACCP-based systems rely on regular, documented service. Our restaurant pest management page explains the kitchen-focused approach.
  • Hotels and resorts, covering guest rooms, kitchens, stores and staff accommodation.
  • Offices, shops, warehouses and industrial sites that need scheduled, documented service. See commercial pest control.
  • Landlords and property managers who want rental or holiday homes checked regularly between occupants.

How often should AMC visits be scheduled?

There is no single right answer. Frequency depends on the pest, how much activity there is, the type of premises and how sensitive the business is to a sighting. Scheduled visits are typically weekly, monthly or quarterly. Premises with an active infestation may need closer visits at the start before settling into a maintenance rhythm.

PremisesUsual focusVisit pattern often discussed
Flat or independent houseCockroaches, ants, general crawling insectsQuarterly, with closer follow-up if there is an active infestation
Housing society common areasDrains, garbage areas, rodents, mosquito breeding sitesMonthly or quarterly
Restaurant or commercial kitchenCockroaches, rodents, fliesMonthly or more often, depending on risk and audit needs
Hotel or resortGuest rooms, kitchens, stores, staff accommodationMonthly, with room inspections as agreed
Office or shopCockroaches, ants, rodentsMonthly or quarterly
Warehouse or storeRodents, stored-product insectsMonthly checks of bait stations and stock areas

Treat this table as a starting point, not a fixed package. The final schedule is agreed after inspection and written into your service agreement.

Why do the seasons matter?

In Goa, the very heavy south-west monsoon and humid coastal climate create standing water and damp conditions. Those conditions favour mosquito breeding and push cockroaches and ants indoors. In the Hyderabad region, the Deccan plateau has a hot, dry summer, a monsoon and a mild winter. Pests look for water and shelter in the hot months, and the rains bring fresh breeding sites.

A well-planned AMC times its visits and its focus around these changes. Our article on seasonal pests and how to prepare covers this in more detail.

What do the service reports show?

Every visit should leave a record that is useful to you, your management and any auditor. In Goa, we share service reports and proof of service after each visit, and clients receive WhatsApp updates. For food businesses in Goa, we provide documentation aligned with HACCP and FSSAI audit expectations.

A useful report typically records:

  • the date of the visit and which scheduled visit it was
  • the areas inspected and the areas treated
  • pest activity observed, including bait station checks where these are installed
  • the treatment method used
  • sanitation and proofing recommendations, such as gaps around pipes, leaking taps or open waste storage
  • follow-up actions for the next visit

Keep all your reports together through the year. They show trends, give auditors evidence of regular service, and help you decide whether visit frequency should change. We maintain Material Safety Data Sheets for the products we use. Ask your technician if you need product safety information for your records.

How should you prepare for each AMC visit?

  1. Clear access to the areas being treated, such as under sinks, behind appliances and inside store rooms.
  2. Remove or cover food, utensils and food-contact surfaces.
  3. Secure pets and cover aquariums.
  4. Arrange for a representative to accompany the technician during the service.
  5. Tell the technician about any new pest activity since the last visit. Also mention anyone in the household or workplace with asthma or allergies, so the treatment can be planned accordingly.

Safety after treatment

Keep children and pets away from treated areas until they are dry, or for as long as the technician advises. Ventilate the space, and wash your hands after touching treated surfaces. Do not wipe away gel bait or spray household insecticides over it, because this can stop the bait from working. If anyone feels unwell after a treatment, see a doctor.

In Goa, we are a licensed pest control operator (Directorate of Agriculture, Goa). We use CIB&RC-registered products, applied according to their label directions.

What if pests appear between scheduled visits?

An AMC lowers the risk of pests, but it cannot make a building pest-proof. This is especially true where pests come in from neighbouring properties, drains or outdoors. Cleanliness, sealing entry points and keeping an eye on problem areas between visits all make a real difference.

In Goa, a warranty applies to the treated area for specific services, as set out in the service agreement. It varies by pest and treatment. It excludes structural changes, new construction and cases where post-service instructions were not followed. Before you sign, ask whether extra visits between scheduled ones are included. Full conditions are in our terms and conditions.

How do you start an AMC?

  1. Get in touch with your branch. Tell us your location, the type and size of the premises, and the pests you have seen.
  2. Inspection. A technician assesses how widespread the problem is, finds entry points and looks at conditions that may be attracting pests.
  3. Proposal. You receive a written scope listing the pests covered, the areas, the visit frequency and a quotation.
  4. Agreement and first visit. If there is active infestation, the first visit is often more thorough than later maintenance visits.
  5. Scheduled visits and reports follow through the year.
  6. Review. Use the reports to adjust frequency or scope as conditions change.

Bookings are subject to availability. Payment is as per quotation or invoice, and we accept cash, UPI, card, net banking and bank transfer. To reschedule or cancel a visit, let us know at least 48 hours in advance; a late-cancellation fee may apply.

In Goa, contact our Goa branch in Chimbel to arrange an inspection. In the Hyderabad region, our Shamshabad branch has recently opened. Tell us your location and the problem, and we will confirm whether we can help.

Frequently asked questions

QIs an AMC worth it for a single flat?

It depends on how often pests return. If you are treating cockroaches or ants several times a year anyway, scheduled visits with a consistent scope are usually more practical than repeated one-off calls. If you had a single problem that has not come back, a one-time treatment may be enough. An inspection helps you decide, and you are not obliged to choose a contract.

QCan termite protection be part of an annual maintenance contract?

Anti-termite work, such as post-construction drill-fill-seal treatment, is usually quoted as a separate treatment because it is a one-time job done to a defined method. Periodic inspection for termite activity can sometimes be added to an AMC. Ask about this when you receive your proposal, so it is written clearly into the scope.

QHow many visits will my AMC include?

There is no fixed number. Homes are often on a quarterly schedule. Busy kitchens, hotels and warehouses may need monthly or more frequent visits. Premises with an active infestation may need closer visits at the start. The number of visits is agreed after inspection and stated in your service agreement.

QWill the service reports help with an FSSAI inspection or a HACCP audit?

For food businesses in Goa, we provide documentation aligned with HACCP and FSSAI audit expectations. That means a dated record of each visit, the areas treated, the activity observed and our recommendations. Keep the reports together through the year so you can show inspectors or auditors a consistent history of pest control.

QCan I reschedule an AMC visit?

Yes. Please let us know at least 48 hours before the scheduled service. A late-cancellation fee may apply if you cancel with less notice. When you rebook, try to keep visits reasonably evenly spaced, because long gaps can let pest activity build up again between treatments.

QAre AMC treatments safe for children and pets?

Treatments are applied according to product label directions, and we maintain Material Safety Data Sheets for the products we use. Keep children and pets away from treated areas until they are dry or as the technician advises, ventilate the room and wash your hands. If anyone feels unwell afterwards, please see a doctor.

QCan I get an AMC from the Shamshabad branch?

Our Shamshabad branch has recently opened, and service coverage is being confirmed area by area. Tell us your location, the type of premises and the pest problem, and we will confirm whether and how we can help.
