Quick answer
Our Goa branch provides cockroach treatment in Porvorim, including Alto Porvorim, Socorro, Sangolda and Penha de França. In apartment buildings, cockroaches move between flats through shared drains, plumbing shafts and service ducts. We combine gel baiting and crack-and-crevice treatment in your kitchen and bathrooms with treatment of common areas where the society arranges it. Residents then help by covering drains, sealing gaps and limiting food and moisture.

Why do cockroaches keep returning in Porvorim apartment buildings?
Porvorim sits just across the Mandovi from Panaji. Many multi-storey apartment complexes stand here alongside older independent houses. In these buildings, flats stacked one above another are linked by plumbing, drainage and service routes, and cockroaches use these routes to move between floors.
Two kinds are usually involved:
- Small, light-brown cockroaches (German cockroaches) live and breed inside kitchens. They hide behind appliances, in cabinet hinges and around switchboards.
- Large, reddish-brown cockroaches (commonly American cockroaches) live in drains, sewer lines, chambers and damp shafts. They come up into flats, mostly at night.
Each type needs a different treatment, so we start by identifying which one you have and where it is coming from.
Goa's humid coastal climate and heavy south-west monsoon add to the problem. Drains run full and shafts stay damp. Cockroaches that normally stay below ground are then more likely to move up into homes.
Shafts, ducts and drains: where do we look?
Our inspection follows the routes cockroaches use between flats. In a typical Porvorim apartment we check:
- Kitchen and bathroom floor traps and sink outlets: dry traps, missing grates and gaps around pipes are common entry points for drain cockroaches.
- Plumbing and sanitary shafts: this is the vertical duct, often behind the bathroom or kitchen, that carries pipes for every flat in the stack. Gaps where pipes pass through your walls connect your flat to the shaft.
- Electrical and cable risers: these are warm, dark and rarely cleaned, and they connect one floor to the next.
- Kitchen chimney and exhaust openings: we look for unsealed duct openings and gaps around the hood.
- Common drainage chambers, garbage points and stilt or basement parking: this is where the building's waste and water collect.
We then explain what we found, which areas are inside your flat and which belong to the society, and what each needs. Our guide to cockroaches in Goan apartments: drains, ducts and shafts covers these routes in more detail.
Why treat your flat and the common areas together?
Treating a single flat can clear the cockroaches living in that kitchen. But if the shaft, drains and neighbouring flats stay untreated, new ones can move back in. Results last longest when individual flats are treated and the society arranges treatment of shared areas around the same time.
| Area | Usually arranged by | What treatment involves |
|---|---|---|
| Kitchen, bathrooms and utility area inside the flat | Resident | Gel baiting in cracks and hinges, targeted crack-and-crevice treatment, drain-point treatment |
| Pipe openings from the flat into the shaft | Resident (sealing may need a plumber) | Treatment of the gap and advice on sealing it |
| Plumbing shafts, cable risers, common drainage chambers | Society or managing committee | Targeted treatment of shafts, chambers and drain lines |
| Garbage area, stilt parking, staircase ducts | Society or managing committee | Targeted treatment plus sanitation and proofing advice |
As a resident, you don't need to wait for the whole building. Treating your own kitchen and drain points still makes a clear difference. It also helps to tell your society secretary or manager, because a building-wide schedule cuts down how often cockroaches come back.
Committees can discuss with us how to time visits so flats and common areas are covered together. Our page on residential pest control in Porvorim describes wider programmes for housing societies.
How does gel baiting work in your kitchen?
Gel baiting is the core of our treatment for kitchen cockroaches. Gel bait is a food-based bait placed in small dots inside cracks, hinges and gaps where cockroaches hide. It is not sprayed across counters. Cockroaches feed on it and return to their hiding places, and with many baits the effect also reaches others sheltering in the same spot.
- Inspection: we check behind and under the fridge, cooking range and microwave. We also check cabinet hinges, drawer runners, the area under the sink and platform, and around switchboards.
- Placement: we place small amounts of gel in those hiding places, out of reach and away from surfaces that touch food.
- Crack-and-crevice and drain treatment: we treat drain points and the gaps where drain cockroaches enter, where this is appropriate.
- Advice: we tell you what to clean, what to seal and what to avoid while the bait works.
Gel works best when cockroaches have little else to eat, so clearing crumbs and grease beforehand matters. Avoid spraying household insecticide or wiping strong cleaners over bait spots, because this can make the bait less attractive.
You may see some cockroaches out in the open during the first few days as the bait takes effect. This is common. Cockroach egg cases can hatch after treatment, so a follow-up visit may be advised depending on how heavy the infestation is. Before your visit, read how to prepare for cockroach gel treatment.
What can you expect from a visit?
- Integrated Pest Management (IPM): we inspect first, give sanitation and proofing advice, and then carry out targeted treatment. We don't spray everywhere.
- Licensed and registered: we are a licensed pest control operator (Directorate of Agriculture, Goa) and use CIB&RC-registered products, applied according to label directions. We maintain Material Safety Data Sheets for the products we use.
- Your part: please prepare the areas as advised. A family member or representative should also be present during the service.
- Records: we share a service report after the visit, and clients can receive updates on WhatsApp.
- Warranty: for specific services, a warranty applies to the treated area, as set out in your service agreement. It does not cover cases where post-service instructions are not followed. Cockroaches moving in from untreated flats or shared shafts are another reason we suggest coordinating with your society.
On safety, keep children and pets away from treated areas until surfaces are dry, or for as long as the technician advises. Ventilate the room and wash your hands after handling items in treated areas. If anyone feels unwell after a treatment, please see a doctor.
How can Porvorim residents keep cockroaches out?
- Cover floor traps and sink outlets at night with tight grates or closable drain covers.
- Pour water into rarely used traps so they don't dry out and leave an open path from the drain.
- Seal gaps around pipes where they pass through walls, cabinets and into the shaft.
- Fix dripping taps and leaks under the sink, because damp spots attract cockroaches.
- Don't leave dishes, pet food or open food out overnight. Store dry food in sealed containers.
- Empty kitchen waste daily and use a bin with a lid.
- Clear out cardboard boxes and paper stacks, which hide cockroaches and their egg cases. Check delivery cartons before storing them.
- Clean behind the fridge and cooking range now and then, where grease and crumbs build up.
- Check traps and drain covers more often in the monsoon.
- Report damp shafts, overflowing chambers or untidy garbage areas to your society.

Frequently asked questions
QDo I need the whole building treated, or just my flat?
Treating your own flat still helps a lot. It clears cockroaches breeding in your kitchen and treats the drain points they use to get in. In apartment buildings, though, shafts, drainage chambers and neighbouring flats can keep sending new ones in. Results last longer when the society treats common areas around the same time, so it is worth telling your secretary or manager when you book.
QCan I use my kitchen normally after gel treatment?
Yes, in most cases. Gel bait is placed in small dots inside cracks, hinges and gaps rather than on cooking surfaces. Cook and clean as usual, but don't wipe or spray over the bait spots, and avoid household insecticide sprays for a while. Follow any specific instructions your technician gives about drain treatment or areas to keep clear.
QWhy am I seeing more cockroaches just after treatment?
It is common to see some cockroaches out in the open for a few days after gel baiting. Affected cockroaches often leave their hiding places and become easier to spot. Sightings should fall over the following days and weeks. If you keep seeing many, especially large ones from drains, tell us so we can check whether they are coming in from a shaft or common drain.
QDo you cover Alto Porvorim, Socorro, Sangolda and Penha de França?
Yes. Our company records list Porvorim, including Alto Porvorim, Socorro, Sangolda and Penha de França, among the areas served by our Goa branch in Chimbel. When you get in touch, share your exact location, the type of property and the rooms affected, and we will arrange an inspection.
QIs cockroach gel treatment suitable for homes with children and pets?
We place the gel in cracks and crevices out of reach and use CIB&RC-registered products according to label directions. Keep children and pets away from treated areas until surfaces are dry, or for as long as the technician advises. Ventilate the rooms and wash hands after touching treated areas. If anyone feels unwell after a treatment, please see a doctor.
QIs there a warranty on cockroach treatment?
For specific services, a warranty applies to the treated area, as set out in your service agreement. Terms vary by pest and treatment. The warranty does not cover cases where post-service instructions are not followed or where structural changes are made. It covers the area we treated, so cockroaches coming in from untreated flats or common shafts need to be dealt with at the source.
QCan our housing society sign an annual contract?
Yes. Our Goa branch offers Annual Maintenance Contracts with scheduled visits and service reports after each visit. For a Porvorim society, this can cover common areas such as drainage chambers, shafts, garbage points and parking. Residents can arrange treatment of their own flats alongside it. Share the number of blocks and flats so we can suggest a suitable schedule.
